We sit with you, learn how you actually live, and translate it into a layout, mood, and material direction you approve before any wall is touched.

Every drawing, specification, and material is captured in a documented scheme. We brief the contractor and source furniture, joinery, and lighting with your budget in mind.

About Twyst

A Dubai studio that grew up here.

Twyst is a Dubai-based design studio working with residents who view their villa as an investment in how they live, not a cost to minimise. We are quietly distinguished, never trend-driven, and we treat every space as a translation of the client behind it.

We grew up in the UAE from the early 2000s. Our friends went to the same schools, our families know the same neighbourhoods, and we use that shared shorthand to design villas that feel unmistakably theirs. Then we stay on through the build, so the vision drawn in the studio survives until the day they move in.

Common questions before your call

Can you oversee the execution and make sure the design is built as approved?

Yes. We offer a design management scope that covers our involvement during the execution phase, attending regular site meetings, addressing contractor clarifications, and making sure the approved design stays the reference point throughout. We tailor this scope to each project depending on how involved you want us to be.

Do you procure all the materials in the design?

We handle it in two parts. For construction materials, sanitary ware, and tiling, we prepare a detailed FF&E sheet that specifies every finish and supplier, so the contractor knows exactly what to price and where to source from. For furniture, decorative pieces, and custom joinery, procurement is a separate scope. We compile a full itemised list with a complete budget and manage the sourcing on your behalf for a procurement fee.

How long does the design process take?

For a villa, the full design process typically takes between two and three months. Thoughtful, curated design cannot be rushed. Behind every set of drawings is research, design thinking, coordination, and decision making that takes the time it takes. This is exactly why we recommend starting the design phase well ahead of construction, so that by the time the build begins every decision has already been made and documented with full clarity.

Can you design a project that is outside of Dubai?

Yes. Our process works regardless of location, as long as we have floor plans and photos of the space. The only difference is that physical site supervision would not be part of the scope, though we remain fully available to answer design, contractor, and joinery questions remotely throughout the execution.

Do you have a trusted contractor, or do I need to find one myself?

Over the years we have built solid working relationships with contractors we trust to deliver to a high standard. We are happy to reach out to them and invite them to bid on the project. We are equally comfortable working with a contractor you already have a relationship with, our process adapts either way.

What does a full villa scope cost?

Per-room design starts from AED 25,000. A full A to Z villa scheme covering layouts, joinery, furnishing, lighting, and landscape typically starts from AED 100,000 to AED 120,000 and scales with the villa size and detail level. The private design conversation includes a written proposal for your specific scope.

What is included in the per-room scope?

A per-room scope covers the layout, finishes, joinery, lighting, and furnishing for a single room. It is ideal for a primary bedroom, kitchen, powder room, or a children's playroom where you want one cohesive scheme without committing to a whole-villa rebuild.

How early should we engage you in a new villa build?

As early as the floor plans are being finalised. Design decisions affect layout, plumbing, electrical, and joinery routing, so the earlier we are involved, the less we have to undo on site later. The most common regret we hear is "we wish we had spoken to you earlier."

What if we already started construction without a designer?

We have joined projects mid-build. The scope is different, we work with what is already in place and identify where design can still meaningfully change the result. We will be honest about what we can and cannot fix at the stage you are in.

What happens after I submit the form?

You receive a confirmation within 24 hours and one of the studio founders reaches out to schedule a private design conversation, either at our Dubai studio or on a video call. No surprise calls, no high-pressure pitch.
