The everyday reality

Does this sound like your villa?

You have references and ideas but no way to make them feel cohesive.

Pinterest boards, hotel photos, a moodboard you started six months ago. The frustration is not a lack of taste, it is the gap between scattered ideas and a villa that feels unmistakably yours, with every detail you did not think to mention already considered.

You do not want to be buried in technical details and decision fatigue.

Joinery wants a finish. Lighting needs a fixture confirmed. Stone is asking about the edge profile. You want a trusted professional who handles the decision fatigue, filters the noise, and only brings you the decisions that genuinely need your input.

You do not have time to oversee every stage yourself.

You have a full life. Work, family, things that are not this build. You want the confidence that an experienced designer is handling the process with the same care and attention you would give it if you could.

You are tired of being the middleman between five suppliers.

Joinery is waiting on a decision. Flooring has a question. Lighting is held up. None of them talk to each other, they all talk to you. You want one person who picks up your call and resolves it on your behalf.

The change

What changes when you commission a Twyst villa

Four differences our clients feel by the first material sourcing meeting.

Twyst Interiors.Dubai Hills GP open-plan living room with travertine surfaces, gallery shelving, palm leaves overhead. Calm and considered.

01

From scattered references to one cohesive scheme.

We sit with you, listen to how you actually live, and translate it into a villa scheme that is unmistakably yours. Every layout, finish, and detail traces back to one approved drawing set your contractor builds from.

02

From contractor confusion to one point of contact.

We meet with your contractor every week through the build. Design questions are resolved in the studio, not on site. The approved scheme stays intact, and you stop being the middleman between design and build.

03

From budget guessed at to every dirham placed with intention.

Eight years of UAE projects shows us where quality pays back and where it is wasted. We guide you honestly on where to spend and where to save, so your investment shows in the result, not in the receipts.

04

From problems landing on you to problems already solved.

Most renovation stress comes from problems that could have been avoided. We spot the snags early. A material going out of stock, a design conflict on site, a supplier delay. By the time you hear about it, we already have a solution to bring you, not a question to answer. You stay informed, never overwhelmed.

How it works

We take your villa from layout to last finish, in three phases.

01

Listen and translate

We sit with you, learn how you actually live, and translate it into a layout, mood, and material direction you approve before any wall is touched.

first 2 to 3 weeks

02

Document and source

Every drawing, specification, and material is captured in a documented scheme. We brief the contractor and source furniture, joinery, and lighting with your budget in mind.

03

Manage and hand over

We meet your contractor weekly through the build, resolve every design question on your behalf, and walk you through your finished villa on handover day.

The real cost of skipping design

Why villas built without a design phase fall flat

Design is not a luxury add-on, it is the most important decision before a single wall goes up. When it gets bundled into the construction package, the design exists to serve the build, not the client. A general brief is not a design, and every decision that follows gets made on the fly by people whose priority is finishing the build, not perfecting your vision. Most renovation regrets are not about money. They are about trust.

Design bundled into the build

What most villa packages do

  • Decisions made on site by the contractor
  • A general brief instead of a documented scheme
  • Suppliers pulled from the contractor's network
  • You are the only common thread between five trades
  • The vision drifts and the cost compounds

A designer hired late

A partial fix

  • Designer joins after walls are already up
  • Some decisions already locked in by the build
  • Patches over a partial scheme, never a full vision
  • Higher cost to undo what is already on site
  • The villa feels stitched together, not designed

About Twyst

A Dubai studio that grew up here.

Twyst is a Dubai-based design studio working with residents who view their villa as an investment in how they live, not a cost to minimise. We are quietly distinguished, never trend-driven, and we treat every space as a translation of the client behind it.

We grew up in the UAE from the early 2000s. Our friends went to the same schools, our families know the same neighbourhoods, and we use that shared shorthand to design villas that feel unmistakably theirs. Then we stay on through the build, so the vision drawn in the studio survives until the day they move in.

Common questions

Common questions before your private conversation

Can you oversee the execution and make sure the design is built as approved?

Yes. We offer a design management scope that covers our involvement during the execution phase, attending regular site meetings, addressing contractor clarifications, and making sure the approved design stays the reference point throughout. We tailor this scope to each project depending on how involved you want us to be.

Do you procure all the materials in the design?

We handle it in two parts. For construction materials, sanitary ware, and tiling, we prepare a detailed FF&E sheet that specifies every finish and supplier, so the contractor knows exactly what to price and where to source from. For furniture, decorative pieces, and custom joinery, procurement is a separate scope. We compile a full itemised list with a complete budget and manage the sourcing on your behalf for a procurement fee.

How long does the design process take?

For a villa, the full design process typically takes between two and three months. Thoughtful, curated design cannot be rushed. Behind every set of drawings is research, design thinking, coordination, and decision making that takes the time it takes. This is exactly why we recommend starting the design phase well ahead of construction, so that by the time the build begins every decision has already been made and documented with full clarity.

Can you design a project that is outside of Dubai?

Yes. Our process works regardless of location, as long as we have floor plans and photos of the space. The only difference is that physical site supervision would not be part of the scope, though we remain fully available to answer design, contractor, and joinery questions remotely throughout the execution.

Do you have a trusted contractor, or do I need to find one myself?

Over the years we have built solid working relationships with contractors we trust to deliver to a high standard. We are happy to reach out to them and invite them to bid on the project. We are equally comfortable working with a contractor you already have a relationship with, our process adapts either way.

What does a full villa scope cost?

Per-room design starts from AED 25,000. A full A to Z villa scheme covering layouts, joinery, furnishing, lighting, and landscape typically starts from AED 100,000 to AED 120,000 and scales with the villa size and detail level. The private design conversation includes a written proposal for your specific scope.

What is included in the per-room scope?

A per-room scope covers the layout, finishes, joinery, lighting, and furnishing for a single room. It is ideal for a primary bedroom, kitchen, powder room, or a children's playroom where you want one cohesive scheme without committing to a whole-villa rebuild.

How early should we engage you in a new villa build?

As early as the floor plans are being finalised. Design decisions affect layout, plumbing, electrical, and joinery routing, so the earlier we are involved, the less we have to undo on site later. The most common regret we hear is "we wish we had spoken to you earlier."

What if we already started construction without a designer?

We have joined projects mid-build. The scope is different, we work with what is already in place and identify where design can still meaningfully change the result. We will be honest about what we can and cannot fix at the stage you are in.

What happens after I submit the form?

You receive a confirmation within 24 hours and one of the studio founders reaches out to schedule a private design conversation, either at our Dubai studio or on a video call. No surprise calls, no high-pressure pitch.
